  • Mosaic is a much denser mixed-use development, with over 500,000 square feet of retail, including a Target and Angelica Movie Theatre - more than 4x what is being proposed.

    Given Mosaic’s density, the retail is intended to serve and draw from a much larger demand area, generating interest from national tenants and traffic from non-local visitors.

    By contrast, the proposal currently envisions a community-oriented grocer and several other neighborhood-serving tenants. This could include, but is not limited to, sit down and fast casual restaurants, boutique shops, fitness studios and salons.

    As the region opened back up post-COVID, there has been a surge in demand for experience-based retail including restaurants, cafés, coffee shops, and other retail and entertainment related tenants.

    While there is a plethora of single-story, surface parked retail shopping centers with over-sized retail store depths, there is a shortage in Fairfax County of walkable, immersive, pedestrian-safe streets lined with urban retail, parks and placemaking elements.

    The current proposed site design envisions an enriched environment with programmed open spaces, active recreation areas (including play space for kids and a dog park), a walking/biking loop, public art, an active retail promenade with various public seating groupings, and other elements that contribute to enhanced visitor experiences.

    The level of placemaking being proposed distinguishes the new development from other retail offerings in the market and will enable the proposed retail to lease up successfully and thrive while not directly competing with the existing convenience-oriented, surface parked retail in Oakton.

  • We envision a grocer that serves the local community, rather than a large-scale, high-traffic store.

    The grocer will occupy approximately 15,000-35,000 square feet of retail in comparison to traditional large-scale grocers, which can be 40,000 to 60,000 square feet.

    Grocer options in this size range include stores like Fresh Market, MOM’s Organic Market, Sprouts, Lidl or Trader Joe’s.

    Both the size and choice of grocer is subject to change as the development progresses.
